  1. When is the best time to sell?
    The best time to sell is when a business is doing well. It's not best to wait until after the business has peaked - the selling price can suffer. However, almost any business can be sold - even if it is not doing too well - if the sale is handled correctly.
  2. How much is my business worth?
    A company's value depends on many factors - such as cash flow, assets values, financial history, condition of equipment and premises, lease attractiveness, competition, potential for improvement, location, industry type and the economy, among many others. Business Resource Center has unparalleled knowledge of real market values from selling hundreds of businesses. By analyzing your business and comparable sales in your industry, your broker can advise you on the proper pricing strategy for your business.
  3. Can any Real Estate Agent sell my Business?
    A real estate agent who specializes in selling houses, should not sell a business. The techniques of pricing, selling, the forms & documents used, regulations and laws involved in putting together the business transaction are altogether different from selling houses or commercial property. This is specialized training not taught in Real Estate School. It's virtually impossible for a real estate agent to keep the confidential exposure to qualified buyers that a major business brokerage can. We recommend Sellers and Buyers who want their Real Estate agent involved to remember: Real Estate Agents are experts in Real Estate not business. We advise all parties involved to seek outside council as they feel is necessary, the following are typical recommendations: Attorneys for Closing Documents, CPA's for Books and Records, and Real Estate agents for Real Estate negotiations.
  4. Why is Business Resource Center a Licensed Real Estate Brokerage When They are Selling Businesses?
    Most Businesses have interest in Real Estate that is included in the sale, from a lease to ownership of property. As part of every sale we have some form of Real Estate negotiating to do, which requires a real estate License. Business Resource Center is a fully and properly licensed Real Estate Brokerage in the State Of Utah and Wyoming, and is able to do Real Estate negotiation for every sale. The only exception is when the transaction we are negotiating does not transfer an interest in real property or the Sale of the business is not contingent upon such a transfer. Such non-real estate transactions are highly unusual.  For all other transactions a Real Estate License is required. Business Resource Center treats every transaction as if it had Real Estate and complies to all Laws, rules and Regulations the pertain to each transaction.
  5. What about the marketing fee?
    The marketing fee is paid only if your business sells. Even the advertising is paid by us. There are no up front fees or costs unless you request a special valuation. Most sellers have found that the cost of using our services is more than offset by the value they have gained from our expertise and access to our large inventory of buyers.
  6. Why not sell the business myself?
    Most owners find that the frustration, expense and time involved do not yield cost savings. In fact, because they don't have access to a large number of qualified buyers, many owners end up selling their businesses for much less than they could have through a well established business broker. And, owners find it difficult to work with buyers while running the business, and maintain confidentiality. If a key employee or competitor learns the business is for sale, the value of the business could be damaged.
    Selling a business is a specialized function. Just as you wouldn't attempt to do your own legal or tax work, you should seek professional assistance when it comes to selling an asset as important as your business.
  7. Who represents me in the sale?
    In every sale we make, both the listing agent and the selling agent are members of Business Resource Center's staff. We advise all buyers that both of the agents work for you - neither represents the buyer.
