THE STEPS TO OWNING YOUR OWN BUSINESS

1. MEETING WITH YOUR BUSINESS BROKER
   - To determine your skills, interests, goals and financial needs.
2. SELECTION OF BUSINESSES FOR YOU TO VISIT
   - The best opportunities based on the information you have provided during the above meeting.
3. TOUR OF THE SELECTED BUSINESSES
   - Tour is accomplished while maintaining the highest degree of confidentiality that the business is for sale.
   - Always accompanied by a Business Resource Center representative.
4. RETURN TO BUSINESS RESOUCE CENTER OFFICE
   - Discuss the visited business as to your likes, dislikes and concerns.
   - Review the financial summaries of those businesses toured that appealed to you.
5. MAKE EARNEST MONEY PROPOSAL ON DESIRED BUSINESS
   Usually 10% of the down payment.
   The Earnest Money is held in Business Resource Center's Trust Account.
   Contingencies and conditions in proposal may include:
   - A Proof of sales and expenses by the Seller.
   - Training period from the Seller.
   - Covenant not to compete from the Seller (time and area).
   - Approval of the franchise agreement if necessary.
   - The ability to obtain an adequate lease on the business property.
   - The Earnest Money is returned to you if the contingencies are not realized.
   - If you are satisfied with the results of your due diligence, your Earnest Money simply becomes a part of your initial investment in the business.
6. IN-DEPTH INSPECTION OF THE BUSINESS BY YOU
   - Review the supporting financial information provided by the Seller. - Inspect the Furniture, Fixtures and Equipment of the business.
   - Remove satisfied contingencies in Earnest Money Proposal and approve Authorization to Close.
7. REQUEST CLOSING DOCUMENTS FROM ESCROW ATTORNEY
   - Request made only after Authorization to Close is approved.
   - You and the Seller equally share closing costs of $800-1200, or $400-600 each, when the documents are ordered.
   - Review of all closing documents prior to closing for your complete understanding.
8. INVENTORY APPROVED BY YOU AND THE SELLER
9. SIGN THE CLOSING DOCUMENTS - CONGRATULATIONS, YOU HAVE NOW ACHIEVED A REAL AMERICAN DREAM!

Q: Can any Real Estate Agent sell my Business?

A: A real estate agent who specializes in selling houses, should not sell a business. The techniques of pricing, selling, the forms & documents used, regulations and laws involved in putting together the business transaction, are altogether different from selling houses or commercial property. This specialized training not taught in Real Estate School. For A real estate agent who specializes in selling houses, it is virtually impossible to keep the confidential exposure required to find qualified buyers and not damage the business value. We recommend Sellers and Buyers who want their Real Estate agent involved to remember: Real Estate Agents are experts in Real Estate not business. We advise all parties involved to seek outside council as they feel is necessary, the following are typical recommendations: Business Brokers for marketing and negotiating the sale of a business, Attorneys for Closing Documents, CPA's for Books and Records, and Real Estate agents for Real Estate negotiations.

Q: Why is Business Resource Center a Licensed Real Estate Brokerage When They are Selling Businesses?

A: Most Businesses have interest in Real Estate that is included in the sale, from a lease to ownership of property. As part of every sale we have some form of Real Estate negotiating to do, which requires a real estate License. Business Resource Center is a fully and properly licensed Real Estate Brokerage in the State Of Utah and Wyoming, and is able to do Real Estate negotiation for every sale. The only exception is when the transaction we are negotiating does not transfer an interest in real property or the Sale of the business is not contingent upon such a transfer. Such non-real estate transactions are highly unusual. For all other transactions a Real Estate License is required. Business Resource Center treats every transaction as if it had Real Estate and complies to all Laws, rules and Regulations the pertain to each transaction.

Office 2007 and business

With the release of Office 2007 there are some great business management tools. One of the anticipated tools is to customer management tool in some versions of outlook 2007.

But despite all the talk about office 2007 many people are waiting to come on board. with that said Microsoft did release a file format converter for older versions of Office.
Microsoft Office Compatibility Pack for Word, Excel, and PowerPoint 2007 File Formats By installing the Compatibility Pack in addition to Microsoft Office 2000, Office XP, or Office 2003, you will be able open, edit, and save files using the file formats new to Word, Excel, and PowerPoint 2007. The Compatibility Pack can also be used in conjunction with the Microsoft Office Word Viewer 2003, Excel Viewer 2003, and PowerPoint Viewer 2003 to view files saved in these new formats.
